At Whissel Realty Group, we approach the marketing of your property in the same way that Hollywood treats the marketing of a film. You have to believe that when Hollywood wants to promote a new film, they don't just pick a Friday and say, "Oh, today's a good day." Let's put the movie on the market; that's something they don't do. They too have a strategic plan in place. Just like that, we believe that before your home is released for sale, we need to build up a similar amount of hype..

You only get one chance to create a first impression, as the adage goes. We also want to make sure that the first impression is a great impression.

This process has become trademarked and recognized by the US Patent and Trademark Office as a 7-Day Listing Launch. This is the system that has helped us to be awarded the best team in San Diego County for seven years in a row. It's the process we'll utilize to put your house on the market. Ultimately, you'll receive the highest offer possible with the terms that are optimal for you.

Day 1: Professional Photography. We have our own in-house media team, enabling us to provide the highest quality photography while operating within your schedule. Our team will come out to your property and provide a high-quality professional photoshoot of your property. We want to make absolutely sure that we display your home in the best light possible, because half of the time, buyers are looking at properties on their smartphones. And if the first image fails to pique their interest, they'll go on to the next. As a result, we must make every effort to present your home in the best possible way. So we've hired the best photographers in town, who will use the proper equipment to create the perfect photographs possible for your property.

Professional Home Photography

Day 2: 3D Tour & Floor Plan. We understood as we went through COVID that we don't need to physically visit a property as often as we used to because we now have 3D technology.

So a buyer could very well take a totally comprehensive 3D tour of your house from anywhere in the world, whether they're in San Diego, another city, another state, or even another country. They can walk into the kitchen and look up, down, inspect the cabinets, look around, and stare up at the ceiling. It is all visible from the comfort of their own home. As a result, the buyer can get a sense of what it's like to walk through your home without causing you any inconvenience.

In addition, we'll design a customized floor plan for your home. When purchasing a new home, floor plans are always available, but you will rarely find one in a resale home. This allows potential buyers to get a good feel for your property and answer critical issues such as whether the master bedroom is upstairs or downstairs, whether the bedrooms are close to one other, and where the guest bathroom is located. You won't know the answers to these questions unless you have a floor plan.

We'll create a floor plan for your home and make sure it's available to homebuyers because consumers want and appreciate floor plans.


Day 3: Direct Mail Campaign: We'll execute a direct mail campaign to all of your immediate neighbors. We want to make sure that your neighborhood is aware that your home is for sale. That's because we've discovered that your neighbors fall into one of two categories.

The first group is that they are renting in the community. I'm not sure whether you've noticed, but rents in San Diego have recently skyrocketed. Many people who rent do not want to rent anymore. They would rather buy than rent because it is often cheaper to buy than to rent. So we want to make sure that people who are unhappy as renters also know that your home is up for sale.

The second group of residents in your community are people that adore it and speak its praises to their friends. They'll tell their friends, and their friends are likely to be interested purchasers. As a result, we want to make sure they join our sales team so they can go out and tell everyone about your home for sale.


Day 4: Coming Soon Campaign. We have proprietary technology that will allow us to distribute your listing to all of the brokers in our brokerage, which was awarded Brokerage of the Year by the San Diego Association of Realtors and is one of the county's largest brokerages. We want to ensure that all of the agents are aware of your property and that it will be available soon.

After almost two decades of doing this, we've discovered that purchasers would often pay a premium if they can get their hands on a home before it goes public. They're afraid that once it's listed on the MLS, your property will be the subject of a bidding frenzy. As a result, we may charge a higher price for your home because purchasers don't want to be caught in a bidding war. They're so afraid of losing the property that they'll occasionally pay a little extra or simply give you the terms you want, allowing you to avoid showings, open houses, and all of the other things that require you to keep your home in "show ready" condition 24 hours a day, seven days a week.


Day 5: Property Signage. This isn't your standard "For Sale" sign, where the only contact information is a phone number that rings my phone, because guess what? We can not answer the phone if someone calls when we are at an appointment or spending time with our family. A missed call is a lost opportunity in today's world, and we don't want to miss any of them on your property.

If someone calls the phone number on our sign, we have an entire team at our headquarters dedicated to answering those calls. We make certain that every time someone calls, they get a live answer.

Furthermore, we employ cutting-edge technology, such as QR codes, which we've all become accustomed to. You scan a QR code every time you go to a restaurant, and we've discovered that QR codes make life much easier for everyone. So now, if someone is walking or driving by your house, they can quickly scan that QR code and get all of the information they need about it.

This also provides our team with contact information for these potential buyers so that we will follow up with. Anyone who drives or walks by your house is someone with whom we'd like to speak so that we can schedule a time for them to come see the inside.

Day 6: Live On The MLS & Syndication. If your home hasn't sold as a result of our previous marketing initiatives, it's time to bring it to the open market. 

When it comes to going live on the MLS, we're quite meticulous. We're a data-driven organization and everything we do is dependent on information. It's not based on gut instinct or emotion. It is founded on actual statistics.  The data tells us that the two busiest search days of the week are Thursday and Friday and between 9:00 AM and 5:00 PM Thursday and Friday (people love searching for home while they are at work. 

Because we know Thursday and Friday are the largest search days of the week, we want to make sure your property goes online right before those days, because most search sites will prioritize new listings at the top of their results. As a result, we're quite strategic and w e prefer to launch on a Wednesday or Thursday to ensure that we are at the top of the search results on the busiest search days of the week. Your home will syndicate out, or distribute, to all of the big websites out there, including Trulia.com, Zillow.com, Realtor.com, Realty.com, Homes.com, and plenty of others, once we go live on the MLS. On the busiest search days of the week, we'll get your house on every single one of those websites, and we'll get it at the top of the list.


Day 7: Targeted Social Media Ads. TARGETED is the crucial term here. We want to figure out who is the most likely buyer for your home and target them with advertising that best fits their criteria. Is the likely buyer a first-time buyer, a military family, an empty nester, or an investor? 

We don't utilize a shotgun marketing approach, where we simply send out a message and hope it reaches the correct person. We employ a sophisticated approach to determining who is the most likely buyer for this home where we  deploy a social media campaign to that person with messages and images that fits that specific target buyer.
